Free calculator for contractors, subs and suppliers on private jobs in Colorado, Texas, Florida, California, Arizona, Washington and Georgia.
Not legal advice. General info only, simplified from state statutes. Deadlines have exceptions, change over time, and missing one can kill your lien rights. Confirm with a licensed attorney in your state. Public/government jobs use bond claims and are not covered.
Important limits of this calculator:
Lawsuit deadlines assume you record the lien on the last possible day. If you file earlier, your suit deadline moves earlier too (CO, FL, CA, AZ, WA, GA).
A recorded notice of completion/commencement can sharply shorten deadlines (CA: 30 days for subs/suppliers, 60 for direct contractors; AZ: 60 days). This calculator shows the longer window – check with the county recorder whether one was recorded.
Late or missing preliminary notices can kill a sub's or supplier's lien rights (CA, AZ, FL, WA, TX).
Owner-occupied homes and homesteads have extra rules (AZ, TX, FL, WA).
Private jobs only. Public/government jobs use bond claims, not liens – don't use this tool for them.
Dates are raw calendar dates; weekends and holidays are NOT rolled forward. File early.

FAQ
When does the clock start? Usually your last day of real work or delivery on the job. Warranty or punch-list touch-ups often don't count.
What if a notice of completion was recorded? In CA, AZ and others it can shorten your window a lot. File early.
Is this legal advice? No. We sell templates and info only and do not file liens. Talk to a lawyer.
